I speak to Jay Chauhan, CEO of Berkshire Corporate on an Exchange with Delayed Completion deal we worked on together in Reading a few years ago. We explore how he found the opportunity, the negotiations leading up to a deal, how he converted the mixed use property into residential flats between exchange and completion then completed the purchase using standard buy-to-let mortgages.

I speak to Sailesh Mehta - Barrister Red Lion Chambers.

This interview brought a smile to my face speaking to a person who’s smiley expression lifts your spirits.

From a dusty village in India with open sewers to a council estate in England, surrounded by poverty and crime to becoming an multi-award winning Barrister and Crown Court judge. His life and career journey is truly inspiring.

We discuss the personality traits that are needed to become a successful Barrister, including learning from failures & not allowing successes to inflate one’s ego, hard work and bloodymindedness in pursuing your goals.

Sailesh shares his views on affirmative action and positive discrimination. He says whilst we’ve made progress, especially through the Society of Asian Lawyers’ work on the Diversity Charter, we still need more BAME lawyers in the upper levels of the legal profession, including judges and partners of law firms.

I ask him about his personal and professional bucket list - what goals he is striving to achieve.

Finally Sailesh shares his advice to teenagers considering a career in law.

In this final part of my 3 part interview with Andrew Hall & Mike Bristow of CrowdProperty, we discuss why the SME property development sector has shrunk since 2007 and what we can all do to encourage it to grow again.

We also discuss why CrowdProperty chose to be directly authorised by the Financial Conduct Authority instead of being an appointed representative of an umbrella FCA authorised body, as many other peer to peer finance platforms have done.

We discuss hidden fees in the legal documents of some other property development lenders and how they were directly involved in engineering a smooth legal process - something close to my heart.

In part 2 of this 3 part interview with Andrew Hall & Mike Bristow of CrowdProperty, we discuss the technology and due diligence process that has made CrowdProperty a leader in the peer to peer finance. This includes machine learning and big data analysis.

We discuss their team’s deep property expertise in the art of valuation and due diligence of property development projects.

Andrew explains why property developers should be organised, focussed and target driven if they want to succeed in the property development sector and raising finance for their projects.

We explore how they are a true partner for their borrower customers through their development projects, including when problems occur.

In part 1 of this 3 part series, I speak to MikeBristow & AndrewHall - Co-Founders of CrowdProperty.

SME property developers describe them as property finance by property people.

I was keen to get Mike and Andrew on the Show to dig deep into how they built a multi-award winning, property centric peer to peer debt lender.

We start with why they started CrowdProperty in 2013 and what difficulties in the property development sector they were seeking to solve.

We discuss their depth of asset class knowledge and expertise along with wide adoption of technology, including machine learning (which they built from scratch fully in-house) to enable them to process £5 Billion worth of loan applications but with absolute focus on personal relationships with their borrowers.

Both Andrew and Mike describe how CrowdProperty works as a crucial part of their developer borrowers' power team, frequently looking out for their developer borrowers’ best interests.

Most of their recent deals have been fully funded on their platform in just a few seconds, or as Andrew says, 'quicker than buying tickets to an Oasis concert'.

I speak to David Johnstone - Founder & CEO of LEOCrowdfunding.

We explore WHY he started LEOCrowdfunding, the difference between equity and debt peer to peer finance platforms and the future of these platforms.

I speak to Graham Reid & Owen Watkins. They are my colleagues at Gunnercooke LLP and specialise in banking and financial services regulations, particularly with regard to peer to peer finance.

We explore the details of the Financial Conduct Authority’s position on financial promotion, the exemptions available to being FCA authorised, why some SME property developers may be committing a criminal offence in the way in which they raise finance and what they can do to protect themselves under the FCA rules.

I speak to Hietesh Shridhar, Managing Director of CurationTech Holdings.

Hietesh has over 13 years of experience in engineering consulting, project & cost management and on-site construction. He has particular experience in building and operating automated warehouses for the likes of Amazon, Marks & Spencer and Sekisui.

In this episode, we talk about his foray into the residential development sector in the United Kingdom, crowdfunding and his plans for industrial and warehousing solutions.

I speak to Michelle Bryant - Private Investor, brand ambassador and co-author of two Amazon bestselling books.

We explore her background - from being raised on a beautiful farm in New Zealand to qualifying as a chartered accountant through to becoming a London landlord and private high net-worth investor, primarily through her SSAS pension fund.

We discuss why she likes peer to peer debt finance through crowdfunding platforms, how she assesses a deal, the developer and the crowdfunding platform itself.

I speak to Dr Fahd Khan - Co-Founder & Director of Provident Homes

We explore why he and his business partner, Sreelal Harilal launched Provident Homes with the mission to build 100 design led energy efficient homes per year.

We discuss their experience of crowdfunding debt finance for their commercial to residential conversion project in Wellingborough and how the peer to peer alternative finance strategy is helping them achieve their mission and wider charity objectives of ‘build one, gift one’.

I speak to Diksesh Patel - CEO & Founder of Lighthouse Capital Group on his experience of raising debt equity through a peer-to-peer lending platform.

A seasoned property developer and property entrepreneur with over 25 years of investing in property, including Buy-To-Let, HMO, Planning Uplifts and Distressed Assets.

A former investment banker, at the age of 50, he turned his physique around, shedding 50kgs and gained a 6-pack.

As part of his property investing journey, he has raised all types of finance - debt, equity from HNWI private investors, bridge & development finance along with traditional debt.

We explore how he raised £1.5M in 47 seconds through peer to peer lending on the Crowdproperty peer-to-peer platform for his development in Lichfield.

In this episode of The Tariq Mubarak Show, I speak to Yann Murciano, CEO & Founder of The Blend Network.

We discuss why he started The Blend Network, the business problem he is trying to solve, all things crowdfunding, particularly SME property development finance.
